The Ballentine Residence is a remodel of a
1947 beach house.  The goal of the project
was to expand the house's footprint and
bring the infrastructure up to date while
working with a small budget.  In order to
minimize cost and preserve the existing roof,
the new roof was added on top, creating
two ridges.  The interior benefited from the
expansion by gaining an additional bathroom
and a much larger kitchen.  The Master
Bedroom became a Master Suite with the
separation from the hallway and the addition
of a gorgeous custom bathroom.  The wall
between the Living Room and the Kitchen was
mostly removed, creating an openness that
becomes most useful when entertaining.  The
front of the house received a new porch for
enjoying casual afternoons.  This project
successfully gave the new house an entirely
new openness while preserving the coziness
of the traditional beach cottage.
